During pre-construction, the Project Manager shall establish the framework for successful project execution by coordinating planning, budgeting, and team alignment.
Responsibilities include:
- Assist in developing the overall master plan and project schedule
- Define critical project milestones, including time-sensitive approvals and deliverables
- Obtain and review building rules and regulations to identify potential financial or operational impacts
- Develop and maintain detailed project budgets
The Project Manager shall also support consultant coordination, procurement planning, and operational readiness.
- Define project scope for external consultants and assist in negotiating contracts and purchase orders in coordination with the client
- Support the selection and evaluation of consultants and project team members, including preparing RFPs and reviewing proposals
- Coordinate project reporting and client communications
- Prepare detailed agendas and meeting minutes for all project team meetings
In addition, project procedures and operational systems shall be established to support execution.
- Establish project management procedures, including communication protocols, information flow, schedule management, cost control, and approval processes
- Coordinate the procurement and management of owner-furnished equipment and items
- Implement controls for project approvals, revisions, and change management
- Assist in evaluating shipping and distribution processes for store operations
- Support the development of storage and back-stock systems for merchandise management
