- Obtain all required lease documents for start of construction
- Secure all insurance certificates and monitor appropriateness of same
- Assist in job mobilization and establish lines of communication
- Integrate work by contractor with work by others including MIS, POS, telecommunications, security, etc.
- Monitor construction progress to make sure the project stays on track on daily basis
- Development of detailed schedule for owner supplied items, etc.
- Monitor quality standards
- Troubleshoot problematic field conditions as needed
- Review and negotiate all change orders and or contract extras before client submission
- Establish and manage requisition and financial reporting of entire project
- Ensure appropriateness of payment submissions and lien waivers
- Conduct a detailed evaluation and cost analysis of change orders submitted to assure appropriateness
- Review proposed costs submitted by contractor including all necessary backup, and negotiate any additional costs or credits
- Provide cost efficient solutions to problems as they arise
- Initiate and manage detailed punch lists
- Manage close out and Final C/O; architect’s and engineer’s TR-1’s, fire department inspections, etc.
