• Obtain all required lease documents for start of construction
  • Secure all insurance certificates and monitor appropriateness of same
  • Assist in job mobilization and establish lines of communication
  • Integrate work by contractor with work by others including MIS, POS, telecommunications, security, etc.
  • Monitor construction progress to make sure the project stays on track on daily basis
  • Development of detailed schedule for owner supplied items, etc.
  • Monitor quality standards
  • Troubleshoot problematic field conditions as needed
  • Review and negotiate all change orders and or contract extras before client submission
  • Establish and manage requisition and financial reporting of entire project
  • Ensure appropriateness of payment submissions and lien waivers
  • Conduct a detailed evaluation and cost analysis of change orders submitted to assure appropriateness
  • Review proposed costs submitted by contractor including all necessary backup, and negotiate any additional costs or credits
  • Provide cost efficient solutions to problems as they arise
  • Initiate and manage detailed punch lists
  • Manage close out and Final C/O; architect’s and engineer’s TR-1’s, fire department inspections, etc.
